Project Introduction

We were instructed to advise on an office building constructed in the 1980’s in St. Alban’s Town Centre. The dated building was unremarkable in its design and no longer suitable for modern working practices.

Our Role

Our planning application evolved following a pre-application discussion with Council officers and the Design Review Panel. It proposed the building's renewal and the creation of additional high-quality office floorspace to attract needed tenants, reversing the recent trend in St. Albans of converting offices to residential.

The proposal enhanced the design of the building and its plot, the local townscape, and the character and appearance of the St. Albans Conservation Area. It also improved the building’s sustainability credentials, including reducing parking spaces and significantly increasing cycle provision.

Result

Planning permission was granted for 10,000 sq ft of additional office accommodation and various asset enhancements.
